For winter stays, AWD/4WD vehicles and chains are recommended due to steep mountain roads.

Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
Property Access
- Guests do not have access to the locked off portion of the Sportsman's Lodge, the Fitness Center, or the Wine & Cigar Bar. That is for member use only.
- There are two exterior security cameras at this home. One is a doorbell camera by the front door, and the other is a floodlight camera facing the driveway.
Policies and Rules
- No smoking allowed.
- Minimum age: 25 years to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- Children allowed.
- No events allowed.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Guests are not allowed to bring their own ATVs. For information about ATV rentals please visit: Off Road Adventures website.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.)
Pet Policy
- Running Waters Lodge allows up to 2 mature and well trained dogs with an additional rent of $25 per night per pet, plus tax.
Fees and Payments
- Amenity fee applies to all stays at Eagles Nest homes in order to maintain the facilities and features in the development.
- Firewood for the outdoor fire pit may be added at the time of booking under "Additional Fees" after entering payment info or by reaching out more than a week in advance. Two wrapped bundles and a firestarter: $25/night.
- Eagles Nest Winery day passes are available onsite for $25.00 each. Winery hours: Thursday & Friday 4pm-10pm, Saturday & Sunday 1pm-7pm. All visitors on premise at the winery must be 16 years or older.
- The summer concerts are open to all guests; there is an admission fee for each person and cash bar for food and drinks.
- CANCELLATION POLICY: Bookings canceled 60+ days before arrival will receive a refund of the deposit. Bookings canceled between 31-59 days before arrival will receive a refund of half of the deposit. Bookings canceled within 30 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
Parking and Vehicle Information
- 4WD/AWD and/or chains recommended during winter (November through March). Travelers visiting during the winter months should come prepared with an AWD or 4WD vehicle, and chains may be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.

Utilities and Amenities Access
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- All BRMR homes offer well stocked kitchens with utensils needed to cook meals. There is a starter set of paper products at the house: a roll of toilet paper per bath, several garbage bags, small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. These items are enough for one night or maybe two. Towels and linens are provided.
- Hair dryers are provided.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.)
Safety and Emergency Information
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- There are two exterior security cameras at this home. One is a doorbell camera by the front door, and the other is a floodlight camera facing the driveway.
- Smoke alarm and carbon monoxide detector are present.

- Camp (BYO Equipment): Tennis Courts, Pickleball, Disc Golf, Archery
- Vineyard: Food and wine served. Winery day passes available onsite for $25.00 each. Hours: Thur & Fri 4pm-10pm, Sat & Sun 1pm-7pm. All visitors must be 16 years or older. This is strictly enforced.

Construction Notice
- Eagles Nest is an up and coming community, with construction currently going on in several neighborhoods. Construction noises may be heard 7am-7pm Monday through Saturday.
